Redwire Space Enterprises leases 42,600 SF R&D building for Goleta expansion

The deal leaves Majestic’s 213,000 SF “Engage” campus fully leased

Redwire Space Enterprises will increase its Goleta footprint to nearly 90,000 SF after leasing 326 Bollay Drive, a 42,600 SF “flex” building. Not counting renewals and subleases, this represents the largest lease transaction in Goleta in more than two years.

Redwire Space Enterprises, headquartered in Jacksonville, Florida, is a prominent leader in the space industry, known for its advanced technological solutions that accelerate human expansion into space. The company has a significant presence in the development and supply of solar array systems, including the Roll-Out Solar Array (ROSA), which has been adopted for major projects like the International Space Station and the lunar Gateway Power and Propulsion Element.

Majestic Asset Management purchased the building vacant in 2022 as part of its $50 million acquisition of the six-building R&D campus now known as Tech Park @ Engage. Other tenants in the project include Lockheed Martin, Alcon Research, LaunchPoint, and Santa Barbara Imaging Systems.

“With a building this size, we make every effort to ensure we’ve found the right tenant,” said Francois DeJohn of Hayes Commercial Group. He, along with his partners Steve Hayes and Caitlin Hensel, represented Majestic in the transaction.

“It took some time, but for a tenant like Redwire it was worth it,” DeJohn said. “They are the right fit.” The building is in shell condition, and Majestic will partner with the tenant to create a custom buildout to their specifications.

Redwire already occupies 47,000 SF at 7418 Hollister Ave, which is in another Majestic Asset Management campus nearby. “They needed to expand, and this lease nearly doubles their operations here in Goleta,” DeJohn said.

“This deal didn’t happen in isolation,” DeJohn continued. “Recent signings by Google, Raytheon, Arthrex, Karl Storz, Inogen, Sonos, Toyon Research, and Resonant—to name a few—clearly indicate that Goleta is thriving with tech, engineering and bioscience companies.”

Another case in point is Aptitude Medical Systems, which just leased 12,900 SF at 175 Cremona Drive. They already occupy 7,800 SF in the same campus, also owned by Majestic, and this deal expands their footprint to approximately 20,700 SF.

Based in Agoura Hills, Majestic Asset Management manages, owns and develops investment property primarily in Los Angeles, Ventura, and Santa Barbara counties. They own and operate 19 successful commercial buildings in Goleta, in addition to their portfolio in other regions.

“We are encouraged by the tenant demand and leasing activity we are seeing in Goleta so far this year,” DeJohn said. “Demand hasn’t fully recovered since the pandemic for large office spaces, especially second floor office, but the overall trend we see now is toward lower vacancy for Goleta office/R&D.”
